There’s an awful lot of talk about whether the real estate market is at the bottom yet.  As a real estate agent that does quite a bit of business in this beautiful mountain region of North Carolina, what I say to people is that I don’t really know how we can get much lower than we are!  Everything seems to be pointing in the direction of generally moving around now.  Our market appears to be stabilizing at this point and activity (and interest rates) are on the rise.

 

If you’re a person that’s been sitting on the fence, trying to decide whether this is the time for you to purchase, get the heck off!  The great deals on houses that are really nice are NOT lasting.   Talk to your own real estate agent.  See what she/he says.  I think they’re going to agree with me that you can’t expect the terrific houses that are priced really well to be on the market long at all.  Take a look at comparables and check the days on the market.    The numbers will not lie to you.  These are the days that are going to be remembered the best.  When most people really understand that this really is the bottom of the market, we’ll already be on the way back up and then you’ll find yourself in a seller’s market, and the great buying days will be over…OVER…

Investing in Cashiers NC Real Estate Now

Is there a better time to invest in Cashier, NC Real Estate?  Maybe, but how would we know for sure?  Since we are experiencing a Buyers’ Market (and have for quite some time now), I’d say now is a great time to consider an investment in Cashiers Real Estate!  According to current sales information, we have just over 4 years of inventory (based on current, local trends), which has decreased considerably.  Buyers who are interested in making a purchase will soon find themselves with fewer choices in their price range.

 

While looking at property, be sure to check with your buyer broker the motivation of the seller.  Has the property been on the market a long time?  Is it getting to the point that it could be distressed?  Does the seller need to move quickly?  While this information may seem a little personal, sometimes knowing a seller’s motivation is a bonus for the buyers.  In an area such as this, it is common to know a little of this information, so be sure to ask!

 

For resale purposes, be sure to get the most for your money!  There are a variety of price ranges right now and the lower price ranges are the ones going the quickest.  These properties do NOT sit on the market.  If you know of a property and you want to see it, you really need  to GO SEE IT.  The Cashiers/Highlands plateau has long been a favorite vacation spot for folks longing for mild temperatures and beautiful, natural views.

 

Check with your bank or other lender, if you plan to finance the home of your dreams.  Don’t wait to find that you’re unable to come up with the necessary funds to purchase a home that you love.  Find out what your limits are now.  That’s a practical, time-saving thing to do up front.  Go get pre-qualified.  If you plan to purchase a distressed property, your real estate broker will most likely need a pre-qualification letter from your lender to even be able to make an offer for you.  This can take some valuable time, even though most lenders can get you pre-qualified in a very few days.  Some distressed properties won’t even last a week, so if you’re at the point you really want to go property-shopping in the Cashiers or Highlands areas, please do everyone a favor and get pre-qualified.

 

Be sure to hire a Buyer’s Agent.  Most agents are paid by the seller, so you really aren’t paying their commission.  In North Carolina, brokers have to work for either the seller or the buyer, so get them to work for you!  It’s simple enough to have a buyers agency agreement with a broker.  Ask about it.  The broker will have fiduciary responsibility to you instead of the seller, and will then have your best interest at heart.  Be sure to ask questions when you have them.  Your broker will do what you need them to do (as long as it’s legal for them to do so).

THE REAL ESTATE MARKET – WANT TO BUY FORECLOSURES IN CASHIERS, HIGHLANDS, GLENVILLE, SAPPHIRE OR LAKE TOXAWAY, NC?

Some people are daunted by the current real estate market.  Do you invest now or wait and see what’s going to happen?  One way to know you’re buying the very best possible deal on a home in Highlands, Cashiers, Glenville, Sapphire  and Lake Toxaway is to buy a foreclosure property.  Foreclosure properties are well-known for being as good a deal as anyone can get anywhere.  Generally, foreclosures ARE the best possible home purchase to make.  When considering a foreclosure home to purchase, remember that the home is probably going to have to have some repairs made, and there will be some appliances that will need to be purchased.  If spending $25,000 to repair and replace, does it make financial sense to purchase a foreclosed property?  In many cases, it does.  In SOME cases, it doesn’t.  Point being, when considering a foreclosure, bear in mind what might have to be spent…do your due diligence before closing!  Have a home inspection.  Get a contractor’s opinion.  Price appliances.  If you can get a good deal on a home and not go through the repair/replace process, that could be the answer.  Talk candidly to your Realtor.  See what’s out there in your price range, foreclosure or not.  If you decide that a foreclosure property is right for you, your Realtor can guide you safely through the process.  Make sure to look carefully at what you’ll need to do in order to make that purchase.  You’ll need to have proof of funds or a current pre-qualification letter from a lender.  Earnest Money deposits will need to be certified funds.  The process can take a while, so be patient.  You may be asked to come up with forms or other paperwork you don’t normally have to provide in a “normal” transaction.  Please listen to the experts.

There has never been a better time to purchase a wonderful mountain home in Cashiers, Highlands, Glenville, Sapphire or Lake Toxaway, NC. Why? The stability of homeowners in this area has historically been rock solid. There is now evidence of INstability in some areas, of financial deterioration. The evidence is shown in the upward spiral of properties that are foreclosures or short sales. As a side effect, the foreclosures have forced sales prices down somewhat to a very affordable level for most folks. Although these distressed sale properties are bad news for the people who are the former owners, they really represent opportunity for those who have money to invest. The investment can be for personal enjoyment or could be held for several years to become a great re-sale property. We must also realize that the amount of foreclosures and short sales in our beautiful mountain area is NOTHING compared to metropolitan areas hard hit by down-sizing companies and other dilemmas being experienced by our larger employers. The Time is NOW

For those people who are still under the impression that it’s best to wait before making a property purchase (whether it’s a home or vacant land), think again.  The Fed is discontinuing their purchase of mortgage-backed securities, effective 3/31/2010. What does that mean for those of us that intend to borrow money to close on a home or land?  It means that interest rates ARE GOING TO RISE. 

The Federal Government has been involved in purchasing mortgage-backed securities for the past while in order to be able to stabilize interest rates and the housing market in general. 

Most MBSs are issued by Ginnie Mae or Fannie Mae or Freddie Mac, which are US government -sponsored enterprises.  Ginnie Mae guarantees that investors receive timely payments.  Fannie Mae and Freddie Mac also provide certain guarantees and  have special authority to borrow from the US Treasury.

If you’ve been considering the purchase of property, the time is NOW.  Most real estate is going to be the highest priced investment any of us make.  Add an extra percent or percent and a half to the cost of the property.  Now, you have an additional investment of potentially hundreds of thousands of dollars over time.
